&lt;div&gt;Another dinner in the manor brings with it another bundle of papers, as the ever studious Theren apparently had another &#039;presentation&#039; for the party. He begins setting up the easel, and eyes roll in their sockets. More than a few at the table let out a sigh at the sight of more documents, and a loud clang resonates through the room when Avecin drops his fork in annoyance. Fortunately, Theren seems much more prepared this time. He begins his address, &lt;br /&gt;
&amp;quot;In light of our recent adventures I want to bring another proposal to our party, and in particular to Regianna.&amp;quot; A few of the more insightful members of the party can already recognize a marked improvement in the Eladrin&#039;s public speaking, and he continues his monologue. &amp;quot;We’ve recently come into a large amount of liquid cash, which is extremely useful for further developing this island. In recent times I have acted as an unofficial seneschal for Regi, assisting with the planning and organization of house property. Continuing this unofficial role, I have put together a plan for the near future of the island that details what ways I think we can best steward the land for the profit of ourselves and the people who live here.&lt;br /&gt;
&lt;br /&gt;
Guildhall is a high priority. It provides fair amount of communal housing and fulfills part of our mining contract. We may have to work out deals for housing with the guild depending on fine print. I&#039;ll have to ask Sceloran. I&#039;m guessing that a lot of personal housing will take care of itself. The people already here have been working on their own to create some living areas, and each farm should presumably have housing nearby. I like the idea of this happening independently, but if needed the house can assist with construction. (Guildhall w/ Dining hall, Lodgings, and other as designated by MG 10K gold and 110 days) [could potentially be half-hall (at half price) depending on needs of guild and town.]&lt;br /&gt;

Security is going to be a bit more difficult. We&#039;ll have to check with our current military types about their intentions and expertise to see if we can scrounge up a town watch of sorts. There&#039;s also the matter of wages and Barracking. This goal would probably be lower priority and come to completion near the end of 2 years. This should be solely the responsibility of the house, and, in the future,  it would be budgeted based on tax income and necessity. (Fort/outpost w/ Armory, 1.5 Barracks: 22.5k gold and 145 days)&lt;br /&gt;
&lt;br /&gt;
Growing a town center for trade is a little more tricky. Having it happen organically would work but may be slow. Not to mention unorganized. I wonder if we can put together a city planning committee or arrange for trade/craft/artisan buildings to be built by the house. For sure, the construction of a tavern will be done by the house, and I would prefer we retain ownership of it. Profits from a tavern would be a nice way to diversify our income. I suspect that a town can grow organically if we quickly put up a trading post and a tavern. This would create an economic hub for craftsmen to center around, and it will streamline cargo traffic from the docks and the manor. (Trading post w/ caravansary, market stalls, tavern: 10k gold and 90 days.)&lt;br /&gt;

The above options would cost a total of 42.5k gold and 345 work days. These are higher end estimates assuming that the house takes full responsibility for construction of all major projects. Also of note is that the 345 day figure is pure work days. It includes no downtime or holiday, which is impractical. It also does not include any time spent by laborers or craftsmen on non-house projects, such as personal housing. A long term schedule of 2 years gives more than enough time for breaks, and it allows us to progress without the stress of deadlines. It may also be possible to work on multiple projects at once to quicken the pace, but that will likely increase our cost in gold considerably. These are very rough numbers that I have come up with after some precursory research. I am not a lord, a merchant, or any sort of person with expertise in economics. It is possible that the monetary cost can also be reduced depending on length of schedules, but the fluctuation in projected profits is hard to pinpoint at the moment. I am open to any and all assistance in planning and projecting, and any advice on economics and architecture would be greatly appreciated.&lt;br /&gt;

Additionally, I propose that we ask all of our craftsmen to focus on finishing adequate housing for our people. Especially for the farmers and miners. The quicker we can get them set up and comfortable, the sooner we will be able to maximize our profits from those avenues. Our mason has done incredible work on a research tower that ended up being rather large. Imagine how many cottages he could put up given the same time and resources (alot).&lt;br /&gt;

I do also want to revisit the mining survey done by Sceloran. I know we have discussed it some in the past, but I think it is important enough to consider further. There is the potential for massive profit if we dig up some of our farm land, but it is not guaranteed profit. I am wondering if there is a way we can closer evaluate the kimberlite deposit for potential. Perhaps we can create two opposing estimates for profit, and attribute risk values or predicted success rates to each estimate. Again I ask for assistance here. I am confident in my ability to predict on agricultural matters, but I am completely lost when it comes to mining. It may well be impossible to judge the mine in question until after excavation is already begun.&lt;br /&gt;
&lt;br /&gt;
We should also give some thought to the arrangement of our building clusters on the island. Ideally there is a ridge north of the manor that we should place our towncenter. That would place our main trade hub in a location that is near the docks and our manor. It also would not encroach on any farm or mining areas in that location. In order to ensure that the town center stays safe, I propose that the anoxic chamber for our largest fahrstone be built in or very near to the manor. This allows it to cover the manor, the docks, and the towncenter. We will have to be sure that the tower remains out of the influence of the fahrstone due to the nature of the experiments that might be performed. We can then relocate our current manor fahrstone piece closer to the fields, or perhaps use it to protect the miners guild hall should it be placed closer to the mines.&lt;br /&gt;

Progress is picking up for the island, which is quite encouraging, but there is still a lot of work to do.
